Selling Guide

Selling your home in Devonport

A good sale starts with a clear plan: what matters to you, how your property compares with recent sales and how buyers will discover and experience it. Ray White Devonport can help you work through those decisions, from your first appraisal conversation to the handover of keys.

Start with your priorities and a realistic appraisal

Tell us why you are moving, your preferred timing and any practical constraints, including tenants, access or a purchase you are coordinating. An appraisal should explain a likely selling range using relevant evidence, rather than simply repeat a rating valuation or online estimate. Ask which recent sales are comparable and how differences in condition, land, layout, outlook and location affect the comparison.

Request an appraisal to discuss your property and next steps. You can choose a salesperson or ask for an introduction. Our Devonport sales-team guide explains the different people you can work with.

Prepare the property and its information

Begin with the details a buyer will notice: a clear entrance, comfortable room layouts, clean windows, working lights and tidy outdoor areas. Address obvious maintenance where practical. Before committing to substantial renovation, discuss whether the likely buyer benefit justifies the cost and time for this particular home.

Preparation also means gathering information. Locate relevant plans, consents, warranties and records of alterations. Tell your salesperson about known problems early and involve your lawyer where disclosure or documentation needs advice. A polished presentation cannot substitute for accurate information. Agree how pets, valuables, keys and viewing access will be managed.

Choose a sale method for a reason

Auction, deadline sale, tender and a marketed price or negotiation approach offer different ways of bringing buyers to a decision. The recommendation should reflect your property, available evidence, buyer feedback and timing. Ask what happens if no acceptable offer is received and how the next decision will be made.

An auction creates a defined bidding event and successful bids are generally unconditional. Deadline and tender processes set a date for offers but have different procedures and terms. A price can help buyers assess fit; selling by negotiation leaves the price discussion open. Read the independent Settled guide to sale methods, then discuss the actual campaign terms with your salesperson and lawyer.

Build a marketing plan around the property

Agree the likely buyer audience, the features that deserve emphasis and the material needed to explain them well. Photography, a floor plan and clear property information help buyers decide whether to view. For a Devonport home, useful detail may include the layout, outdoor space, character features, parking and the actual journey to local amenities. The emphasis should come from the property itself.

Ask your salesperson to set out the recommended online advertising, available Ray White network exposure, signage, open homes and other campaign options. Compare the purpose and cost of each item. Separate the marketing budget from commission and other charges, confirm GST and payment timing, and get the agreed package in writing. No advertising channel can promise a particular sale price.

Design and digital tools that support the campaign

Devonport’s in-house design capability includes Carolina De Armas, Marketing Manager and Graphic Designer. Bringing design and sales planning together helps give the property a consistent presentation across its campaign material. Your salesperson should explain the material proposed for your home, the production process and the budget before work starts.

This website gives buyers searchable listings, property photography and direct ways to contact the listing team. Clear information helps buyers assess fit before a viewing and gives interested people a route to take the next step. Our Watch Our Auctions Live page provides an auction-viewing destination; confirm arrangements for the particular event with your salesperson. Watching online is separate from registering or being approved to bid.

Across the Ray White network, NurtureCloud technology supports contact organisation, follow-up and campaign management. Those capabilities can help agents maintain organised buyer conversations and review activity. The tools and services included in your Devonport campaign should be identified in its marketing proposal, with any additional costs explained. A network platform description is not a promise that every feature or advertising product is included.

Appoint your salesperson with clear expectations

The agency agreement sets the appointment, fees and important terms. Read it carefully before signing and ask your lawyer about anything you do not understand, including the agency period, cancellation provisions and when commission may become payable. Keep a copy. The Settled agency-agreement guidance is a useful starting point.

Agree who will handle enquiries and negotiations, when you will receive updates and how feedback will be presented. Useful feedback identifies buyer questions, objections and interest, with a recommendation about what to do next. Review the evidence together rather than changing the campaign in response to a single comment.

From an offer to settlement

Consider the whole offer: price, conditions, deposit, settlement date and any special terms. Your salesperson can explain the negotiation process, while your lawyer advises on the agreement and its legal implications. If more than one buyer is making an offer, ask how the process will be handled. Do not assume that a verbal conversation has settled the details.

Once an agreement is signed, keep track of conditions and deadlines with your lawyer and salesperson. Arrange your move, utilities and the agreed property handover. Confirm what must remain, what must be removed and access for any agreed inspection. Your lawyer manages the legal settlement process.
